Majority of the Young Working Adults in Sabah has became Housing Loan Slave

SAPP Youth Exco Clement Lee has blamed the failure of the current UMNO Led-BN government to build low and medium cost housing to accommodate the lower income group in Sabah especially the young working adults and young married couple. This has caused them to purchase the private property in high cost with small little tiny space house and be trapped into housing loan due to no choice even though with a lowly pay salary, inflation and high cost of living in Sabah.


With the high soaring selling price of the current housing property market in Sabah that caused our young working adults succumb to become housing loan slave, just need to service their housing loan repayment for life and some couldn’t even afford to own a house, without choice they force to live at their parent home even though Sabah were blessed with vast piece of lands.

In USA and Australia, their young working adults only take 3 and 6 years to settle their housing loan respectively. Pathetically, majority of the young working adults in Sabah take more than 25 years to settle their housing loan.

Are we heading to a developed nation or going backward and I belief every young working adults in Sabah could discern, feel and experience its.

Do bear in mind that after finishing service the housing loans for more than 25 years with the interest rate and Bank Lending Rate imposed on it, which in fact ended up our young working adults are paying for the total of two houses price instead.

In addition, we all know that the monthly repayment for housing loan occupy the most portion of the young working adults monthly take home salary beside other expenses like Car loan and Personal loan which eventually to reduce the purchasing power in Sabah market.

Clement Lee lamented on the inflation rate figure 2.77 % (average from 2005 until 2010) provided by Bank Negara (UMNO Led-BN government) is simply unrealistic and confusing.

Take for example RON 97 and DIESEL price for 10 years ago on 1 May 2002 only costs RM 1.20 and RM 0.72 per liter respectively but after 10 years later on 30 March 2012, the price rose up to RM 2.80 and RM 1.80 respectively which is 212% and 250% increased.

Take for another example a double-storey terrace house only costs less than or equal to RM 200,000.00 about 10 years ago in KK area but now it costs at least RM 400,000.00 or more which is simply more than 100% increased.

Do our young working adults enjoy their pay rise up to 100% for the past 10 years with their average pay rise about 10% per year? I doubt so! Clement Lee said.

We have been given UMNO Led-BN government so many years of chances to manage Sabah but with the current market trend in Sabah which in terms of economy, employment, basic utilities, basic infrastructure, transportation, cost of living and standard of living that they simply failed us.

People of Sabah should stay united in this coming election and rally behind our local party SAPP to take back our Sabah government from party import from peninsular Malaysia to regain back Sabah political autonomy in this coming election. SAPP has an Economic Plan for Sabah to up-lift our economy whereby all the planning, decision and execution will be decided by us. Let all of us to work together to bring back the glorious day of Sabah. There is no one could decide our destiny and no one knows better than our needs except from our local Sabah party leader ourselves.

    1. Failure to attract investments to Sabah is not true, in fact, Sabah is among the states where investments are highest amounting to RM13.7 billion last year.

    2. These investments 13.7 billion is peanuts to Sabah since these Malayan-based companies (palm oil+oil& gas) are the ones getting the benefits and profits at the end of the day.

  4. I completely disagree with the statement comparing Australian working adults taking 6 years to settle their home loan. If you look around the society in Australia, it take up to 30 years for some to settle their home loan. Australia like Malaysia is facing a crisis of affordable housing and more and more families are facing defaults in their home loan.

    1. We cannot take a few samples and conclude that it represents the entire Australia, I'm sure not everyone can settle their housing loans within 6 years. There are many who are struggling as well.

    I am living in Australia with PR status and average home loan settlement in Aussie only between 6-7 years.

    I was shocked to hear that Malaysian take average 25 years or more to settle their home loan?

    BN is really a rubbish party!

    1. We can't blame solely on BN's fault that it takes an average of 25 years for Malaysians to settle their home loan. Granted, no government subsidies except for First home owners 100% loan and bumiputera discounts/loans/interests etc. What is also to blame is the banks imposed interest rates for the loans, which is substantial. Lets say, you take RM900k loan on a BLR-2.5% for 30 years. Repayment is RM4,300+ p/m. In the 30 year term, thats a whooping RM600k+ interest to be paid on top of the RM900k loan.

      On another note, Sabahans are spending way too much eating kon-lao pan miens. They should save AMATC.

      Look at Sarawak, a plate of kon lau mien only RM2.50 but in Sabah RM5. Did Sabahans getting 100% pay more than the Sarawakian?

  7. Agree that more low cost and middle cost housing should be built so that more people can afford to own their own house. Some 20,000 affordable housing units will be built in Sabah over the next five years under a new partnership formed between the Sabah Housing and Town Development Authority (SHTDA) and Malaysia’s Probil Sonati Development, hopefully this project will go smoothly.

The first phase is expected to commence in May 2011, and 6000 units of terraced housing should be completed in two years in Kunak, Kudat and Sandakan, at a cost of RM616m ($193m).Over the longer term, the partnership expects to build a range of low-cost properties, including apartments, bungalows and semi-detached houses.

      This is a good move from the Sabah government in resolving this issue, the projects will have the financial backing of a few partners namely: Bank Rakyat, Maybank, EON Bank and Etiqa Insurance.

    2. UMNO crooks are simply incompetence and corrupted. We have heard the number of low cost housing proposed to be built in Sabah for the past 20 years but nothing has done and we only heard it ended up contractors run away due to NO MONEY PAY to the contractors from UMNO CROOKS.

      UMNO crooks are dumb and incompetence to solve Sabah long out standing problems but to create more problems to Sabah instead.

  9. There is no comparison between Australia and Sabah, its like comparing a watermelon with a durian, such comparisons does not make sense since there is a significant difference in lifestyle, living cost, earning abilities and other factors.

    Sabah, Australia and USA are very different in many ways. Australia and USA is not a good example to make a comparison with sabah. Besides, its unsure yet whether that information is actually accurate.

    You see, there are pros and conts in this world. You can't find perfection in this world. if you think that we are very poor, u are wrong bacause, you still can find who are more poor than us, and most of it there are people out there who are richer than us. We can't find equalization.

  22. boleh pula dia bandingan harga rumah 10 tahun dulu dengan harga rumah sekarang.. macam la harga bahan binaan dari dulu sampai sekarang kekal tidak berubah.. macam mana konon SAPP mahu belia dapat beli rumah dan habis bayar dalam jangka masa 6 tahun?? terangkan la secara terperinci..
